Clinton Has More Listings, but Buyers Are Still Moving
Here is the one thing that matters most right now: pending sales across Clinton rose 16.5% from a year ago, according to the Real Estate Data Aggregator. More choice did not slow buyers down. It brought more of them in.
Supply is up, but so is demand. That is the honest summary of Clinton right now. The Real Estate Data Aggregator counted 228 homes for sale across the three ZIP codes, up 10.7%. At the same time, 431 sales went pending, up 16.5%. More listings came in, and buyers absorbed them.
Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Clinton's inventory increase fits that wider pattern. But Clinton's pending sales growth is outrunning its inventory growth. That tells you demand here is real.
What each ZIP code is doing
The three ZIP codes tell three different stories. It helps to look at them side by side.
| 48035 | 48036 | 48038 | |
|---|---|---|---|
| Median sale price | $235,000 | $290,000 | $286,750 |
| Homes sold | 122 | 82 | 178 |
| Median days on market | 19 days | 28 days | 19 days |
| Sale to list price | 99.7% | 98.8% | 99.7% |
| Sold above list price | 40.2% | 18.3% | 32.6% |
| Under contract within 2 weeks | 46.8% | 36.8% | 45.7% |
48035: steady price, faster buyer activity
The Real Estate Data Aggregator put the median sale price in 48035 at $235,000, unchanged from a year ago. That kind of price stability is not a bad sign. It means the market is not overheating and not falling.
What is moving fast here is buyer activity. Pending sales rose 31.8%, and nearly half of all homes, 46.8%, went under contract within two weeks of listing. That share is up 4.7 points from last year. Sellers who price well are not waiting long.
Homes in 48035 sat on the market a median of 19 days, just one day longer than last year. That is still a quick pace. And 40.2% of homes sold above list price, even though that share dipped 5.4 points from a year ago. A small dip, not a collapse.
48036: the biggest price jump, some trade-offs
The Real Estate Data Aggregator recorded the largest price move in 48036. The median sale price rose 28.9% to $290,000. That is a meaningful jump. It likely reflects a shift in what kinds of homes sold, not just rising values across the board.
The trade-off: homes here took longer. The median was 28 days on market, four days more than last year. Fewer homes sold above list price, 18.3%, down 10.3 points. Buyers here have a bit more room to negotiate than they did a year ago.
Still, pending sales in 48036 rose 30.9%. And the share of homes going under contract within two weeks jumped 13.3 points, to 36.8%. Buyers are active. They are just being a little more deliberate.
48038: the busiest ZIP, with a modest price dip
48038 had the most activity. The Real Estate Data Aggregator counted 178 homes sold and 184 pending sales in the three months ending August 31, 2026. That is a lot of movement.
The median sale price dipped 5.4% to $286,750. That is worth noting honestly. Fewer homes sold here than a year ago, down 5.8%, and inventory actually fell 7.9%. So the price dip likely reflects the mix of homes that came to market, not a broad softening.
Speed tells the real story. Homes sold in a median of 19 days. Nearly half, 45.7%, went under contract within two weeks, up 8.3 points from last year. Sellers in 48038 who price right are still finding buyers quickly.
What the national picture adds
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on buyers everywhere, including Clinton.
Nationally, Realtor.com also found that 20.8% of listings took a price cut in September, the highest share since October 2022. Clinton's own numbers do not show that kind of widespread softening, but it is worth knowing what is happening around the country.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Clinton's price picture is mixed by ZIP code, but the national backdrop is one of modest, continued growth.
So what does this mean if you own a home here?
More listings and more buyers at the same time is not a contradiction. It happens when a market has real demand behind it. Clinton's pending sales grew faster than its inventory. That is a healthy sign.
But the ZIP codes read differently from each other. 48035 is quick and steady. 48036 saw a big price jump but slower days on market. 48038 is the busiest but had a modest price dip. Pricing your home to the right ZIP code matters more than ever.
- Clinton added more listings and more buyers in the three months ending August 31, 2026. Pending sales rose 16.5% across all three ZIP codes.
- Homes that were priced well still moved fast, often within two weeks.
- The market has a little more breathing room than a year ago, but it is not slow.
One more thing: the numbers above cover whole ZIP codes. Your street can read very differently from the ZIP code average. A few sales nearby can shift what buyers expect to pay, and what they are willing to offer.
