Lake Lifestyle has more listings, but buyers are moving even faster
Here is the one thing that changes what you should do right now. The Real Estate Data Aggregator counted 1,039 pending sales across Lake Lifestyle in the three months ending August 31, 2026. That is up 20.8% from the same months of 2025. New listings rose 17.4% to 1,122. Buyers gained more choices, and then moved faster anyway. That tells you pricing and preparation still matter more than ever.
Rates are not helping buyers. CNBC reported the average 30-year fixed rate at 7.41% as of October 21, 2026, down slightly from 7.50% the week before. Realtor.com noted rates topped 7% for the first time since January 2025. Despite that, buyers here kept moving. That says something real about demand in this market.
Half of homes go under contract within two weeks
Speed is the story this summer. Look at how quickly homes moved in each ZIP code, per the Real Estate Data Aggregator, for the three months ending August 31, 2026.
In 48348 Clarkston, the Real Estate Data Aggregator counted 56.1% of homes under contract within two weeks. That is up 15 points from a year before. In 48327 Waterford, 54.9% went that fast, up 14.3 points. Even the slowest ZIP, 48390 Walled Lake at 33.6%, was up 2.3 points year over year. Across the board, buyers are deciding faster.
Prices moved in different directions depending on where you live
More listings and faster sales do not always mean higher prices. Some ZIPs saw prices rise. Others dipped a little. The Real Estate Data Aggregator tracked both, for the three months ending August 31, 2026.
48348 Clarkston led the way, with a median sale price of $520,000, up 7.2% from a year before. Commerce Township (48382) hit $515,000, up 6.6%. On the other side, 48324 West Bloomfield slipped 9.1% to $465,000, and 48328 Waterford fell 7.5% to $245,000. A dip in median price does not always mean homes are worth less. It can also mean a different mix of homes sold. But it is worth knowing which side of that line your ZIP sits on.
How each ZIP compares on the key numbers
A few things stand out here. White Lake (48383) had the highest sale-to-list ratio at 101%, meaning homes there sold above asking on average. More than half of those homes, 53.3%, sold above list price, up 29.5 points from a year before, per the Real Estate Data Aggregator. That is the biggest jump in above-list sales of any ZIP in this market. If you are selling in White Lake, that is good context. If you are buying there, it means you should go in prepared.
Supply is still low, even with more listings
More listings came to market, but months of supply stayed tight. Here is how each ZIP looks, per the Real Estate Data Aggregator, for the three months ending August 31, 2026.
- 148327 Waterford1.6 months
- 248328 Waterford1.8 months
- 348346 Clarkston1.9 months
- 448390 Walled Lake1.9 months
- 548348 Clarkston2 months
- 648383 White Lake2 months
- 748323 West Bloomfield2.1 months
- 848386 White Lake2.2 months
- 948324 West Bloomfield2.3 months
- 1048382 Commerce Township2.7 months
Every ZIP in Lake Lifestyle sits below 3 months of supply. That is the general dividing line between a seller's market and a balanced one. Even Commerce Township (48382), the highest at 2.7 months, is still lean. More listings helped buyers have more choices. But there are not so many homes that sellers can afford to overprice and wait.
What this means if you are selling
Buyers are moving quickly, but they are not careless. The Real Estate Data Aggregator shows that homes across this market are selling very close to list price, from 99.2% in 48348 Clarkston to 101% in 48383 White Lake. That means pricing accurately matters. A home priced right gets picked up fast. One priced too high gets passed over, even in a market this active.
What this means if you are buying
Rates are real. CNBC reported the 30-year fixed at 7.41% as of October 21, 2026. That affects what you can afford. But waiting has a cost too. In 48327 Waterford, the median days on market was just 14 days, down 5 days from a year before, per the Real Estate Data Aggregator. In 48348 Clarkston, it was 16 days. If you find the right home, the window to act is short.
- Lake Lifestyle saw 1,122 new listings and 1,039 pending sales in the three months ending August 31, 2026, per the Real Estate Data Aggregator.
- Buyers gained more options and moved faster anyway.
- Every ZIP is under 3 months of supply.
- Prices rose in six ZIPs and dipped in four.
- Rates are above 7% (CNBC, Realtor.com).
- The market rewards preparation and honest pricing on both sides of the table.
One last thing. These numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. A block with lake access, a newer subdivision, or a specific school boundary can move faster or slower than the averages above. If you want to know what the data says about your specific address, I am happy to pull that together for you.
