Lake Lifestyle has more listings, but demand is rising even faster
Here is the one thing that changes how you should think about this market right now. New listings in Lake Lifestyle rose 17.4% in the three months ending August 31, 2026, according to the Real Estate Data Aggregator. That sounds like more breathing room for buyers. But pending sales rose 20.8% in the same period. Demand grew faster than supply. That gap matters whether you are buying or selling.
Realtor.com reported that mortgage rates topped 7% for the first time since January 2025. Rates at that level slow some buyers down. But the Real Estate Data Aggregator counted 930 homes sold across Lake Lifestyle in those three months, up 13.6% from a year before. Buyers are still showing up.
Rates are high, but buyers are not waiting
CNBC reported that Fannie Mae is forecasting a 7.4% average 30-year fixed rate for the fourth quarter of 2026, and 7.5% for all of 2027. That is not a small number. But it has not stopped buyers in this market from going under contract. The Real Estate Data Aggregator shows pending sales up across nearly every ZIP code in Lake Lifestyle. Some rose sharply.
Homes are going under contract fast
Speed is one of the clearest signals of demand. The Real Estate Data Aggregator tracked how many homes went under contract within two weeks of listing. Across most of Lake Lifestyle, that share is now above 40%. In ZIP 48383, it was 53.3%. In ZIP 48348, it was 56.1%. In ZIP 48327, it was 54.9%.

Prices are a mixed picture, not a single trend
Some ZIP codes saw prices dip a little. Others rose. The Real Estate Data Aggregator shows the median sale price in ZIP 48324 fell 9.1% from a year before, to $465,000. In ZIP 48328, it fell 7.5%, to $245,000. But in ZIP 48348, the median rose 7.2%, to $520,000. In ZIP 48382, it rose 6.6%, to $515,000. One market, several different stories.
Sellers are still getting close to what they ask
Even where prices dipped year over year, sellers are not giving away much at the table. The Real Estate Data Aggregator shows sale-to-list ratios sitting between 99.2% and 101% across all ten ZIP codes. In ZIP 48383, homes sold at 101% of list on average. In ZIP 48382, they sold at 100.7%. That means most sellers are landing very close to their asking price.
What this means if you are thinking about selling
More listings than last year means buyers have options. That is a real shift. But demand is rising faster than supply, and homes priced well are still going quickly. The Real Estate Data Aggregator counted only 1.6 to 2.7 months of supply across Lake Lifestyle ZIP codes. That is still a seller's market range by most measures. Preparation and pricing still matter a great deal.
What this means if you are thinking about buying
Realtor.com reported rates topped 7% for the first time since January 2025. That is a real cost. The Federal Housing Finance Agency reported U.S. house prices rose 0.3% just from June to July 2026, seasonally adjusted. Waiting does not automatically mean lower prices or lower rates. More listings than last year does give you a little more to choose from. But well-prepared homes are still moving fast, so being ready matters.
- The three months ending August 31, 2026 showed Lake Lifestyle with more homes coming to market and even more buyers going under contract.
- Rates are above 7%, prices vary by ZIP, and supply is still tight.
- One street can read very differently from the ZIP code as a whole.
- If you want to know how your specific area is performing, that is worth a closer look.
