Lake Lifestyle is seeing more deals even with rates above 7%
Zillow expects mortgage rates to stay at 7% or higher for the rest of 2026. That is a real headwind. But the Real Estate Data Aggregator counted 1,039 pending sales across Lake Lifestyle in the three months ending August 31, 2026. That is up 20.8% from the same period a year before. Buyers are still deciding. They are just being more selective about what they choose.
Pending sales tell you what is happening right now, not what happened three months ago. Closed sales are the past. Pending sales are the present. And the present says demand is alive.
More sellers listed, and more buyers committed anyway. That is not a market that is stalling. It is a market that is adjusting. The gap between pending sales up 20.8% and closed sales up 13.6% tells you the pipeline is building, not draining.
How each ZIP code is moving
The market-wide numbers are encouraging. But every ZIP inside Lake Lifestyle has its own story. Some are moving faster than the area average. Some have prices dipping a little. Knowing which one applies to your street matters a lot more than the headline number.

A few things that stand out
White Lake 48383 had the highest share of homes selling above list price: 53.3%, up 29.5 points from a year before, according to the Real Estate Data Aggregator. That is a big shift in one year. It tells you well-priced homes there are drawing real competition.
Clarkston 48348 had the fastest pace of any ZIP with a higher price point. The Real Estate Data Aggregator showed a median of 16 days on market and 56.1% of homes going under contract within two weeks of listing. That last number is up 15 points from a year before.
Waterford 48327 was the quickest overall at 14 days median, down 5 days from last year. The Real Estate Data Aggregator showed 54.9% of homes there going under contract within two weeks, up 14.3 points.
Where prices moved up and where they dipped
Not every ZIP saw prices rise. That is worth being honest about. West Bloomfield 48324 saw the median sale price dip 9.1% to $465,000, per the Real Estate Data Aggregator. Waterford 48328 dipped 7.5% to $245,000. West Bloomfield 48323 was down 5% to $521,500.
At the same time, several ZIPs moved up. Commerce Township 48382 rose 6.6% to $515,000. Clarkston 48348 rose 7.2% to $520,000. White Lake 48386 rose 6.7% to $437,500. The Real Estate Data Aggregator tracked all of these in the same three-month window.
A price dip does not mean a ZIP is struggling. In 48323, the Real Estate Data Aggregator showed homes sold jumped 46% and pending sales jumped 56.1% in the same period. Volume went up sharply even as the median price eased. That can happen when more homes at different price points enter the mix.
What the rate picture means for you
Zillow reported that mortgage rates are expected to stay at 7% or higher for the rest of 2026. Nationally, Zillow also noted newly pending sales fell 8.5% year over year in September for the for-sale market. That makes what is happening in Lake Lifestyle more notable, not less.
The Federal Housing Finance Agency reported U.S. house prices rose 2.4% from August 2025 to August 2026. Lake Lifestyle is not moving in lockstep with the national picture. Some ZIPs here are outpacing that. Some are behind it. Your street is the only number that really matters to you.
- Demand across Lake Lifestyle is up, supply is still tight under 3 months in every ZIP, and more than half of homes in several areas are going under contract within two weeks.
- Prices moved in both directions depending on the ZIP.
- Rates are high and likely staying there.
- In that environment, preparation and pricing do more work than timing.
One last thing worth saying: the numbers above cover whole ZIP codes. One street can read very differently from the ZIP around it. A cul-de-sac with lake access, a neighborhood with a newer school, a block with more inventory than usual. Those details change the picture. If you want to know what the data says about your specific address, that is a different and more useful conversation.
