More homes are for sale in Sterling Heights, but buyers are still moving
The one number that changes what you should do right now: the Real Estate Data Aggregator counted 289 homes for sale across Sterling Heights in the three months ending August 31, 2026. That is up 30.8% from the same period a year ago. More supply means buyers have real options. It also means a home priced wrong will sit.
Here is what keeps this from being a buyer's free-for-all. The Real Estate Data Aggregator also counted 469 pending sales across Sterling Heights in those same three months. That is up 13.3% from a year before. Buyers have more to choose from, and they are still choosing. The market has more room than last year, but it is not slow.
Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. That is the backdrop. Sterling Heights is part of that broader loosening, but the local pending sales numbers show demand here is holding up better than the national picture might suggest.
What each ZIP code is doing
The four ZIP codes that make up Sterling Heights are not moving in lockstep. The Real Estate Data Aggregator breaks them out, and the differences matter depending on where your home sits.
| 48310 | 48312 | 48313 | 48314 | |
|---|---|---|---|---|
| Median sale price | $334,000 | $316,000 | $313,000 | $330,250 |
| Price change vs. last year | -1.8% | +3.4% | -1.6% | -8.8% |
| Median days on market | 17 | 14 | 20 | 13 |
| Sold above list price | 44.1% | 46% | 46.1% | 50% |
| Months of supply | 2.5 | 2.2 | 1.4 | 2.5 |
Prices dipped in three of four ZIP codes
The Real Estate Data Aggregator shows median sale prices fell in 48310, 48313, and 48314 compared with a year ago. The drop in 48314 was the steepest, down 8.8%, to $330,250. In 48312, prices moved the other way, up 3.4% to $316,000. A price dip does not mean homes are not selling. In 48314, half of all homes sold above list price, the highest share of any ZIP code here.
Buyers are moving fast when the price is right
Speed tells you a lot about whether buyers feel urgency. The Real Estate Data Aggregator found that in 48310, 62.1% of homes went under contract within two weeks of listing. That share jumped 23.3 points from a year ago. In 48314, 56.8% went under contract in two weeks, up 12.7 points. Even in 48313, where days on market stretched to 20, nearly half of homes, 47.2%, went under contract in two weeks.
The national rate picture adds a layer of friction
Mortgage rates are not helping buyers stretch their budgets. Realtor.com reported that rates climbed above 7% for the first time since January 2025. The Federal Housing Finance Agency put the year-over-year gain in U.S. house prices at 2.4% through August 2026. Prices are still rising nationally, just more slowly. That combination, higher rates and modest price growth, is part of why buyers in Sterling Heights are being selective even as they keep moving.
Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Sterling Heights is not immune to that pressure. Three of its four ZIP codes saw median prices slip. The homes that sold above list price did so because they were priced and prepared well from the start.
What this means if you are thinking of selling
More inventory means your home has real competition now. A year ago, buyers had fewer choices. Today, the Real Estate Data Aggregator counts 289 homes for sale across Sterling Heights. That is not a flood, but it is enough that a stale price or a rough first impression will cost you. The homes going under contract in two weeks are not lucky. They are priced correctly and show well.
The sale-to-list ratios across all four ZIP codes are still at or just above 100%. The Real Estate Data Aggregator put 48313 at 100.8%, 48310 at 100.3%, 48312 at 99.9%, and 48314 at 99.3%. Sellers are still getting close to their asking price. That window stays open only when the price is honest from day one.
What this means if you are thinking of buying
You have more to look at than you did a year ago. The Real Estate Data Aggregator counted 550 new listings across Sterling Heights in the three months ending August 31, 2026. That is up 9.6% from a year before. More choices are good. But the two-week contract numbers show that well-priced homes are still drawing fast decisions. If you find something that fits, waiting to think it over carries real risk in this market.
Supply in 48313 sat at just 1.4 months, the tightest of any ZIP code here. In 48310 and 48314, it was 2.5 months. None of those numbers suggest a market where buyers can afford to be slow on a home they want.
- Sterling Heights has more homes for sale than a year ago, up 30.8% across the city.
- But pending sales are up 13.3% too.
- Buyers are active.
- Prices dipped in three ZIP codes, which is an honest signal that overpricing does not work here right now.
- The homes selling fast are priced right and show well.
- That is the whole story.
One last thing worth saying: these numbers cover whole ZIP codes. Your street, your block, and your home's condition can read very differently from the ZIP code average. If you want to know what the data actually says about your specific address, I am happy to take a closer look.
