More homes are hitting the market in Clinton, but buyers are moving too
The number that matters most right now: pending sales across Clinton's three ZIP codes rose 16.5%, according to the Real Estate Data Aggregator, in the three months ending August 31, 2026. More homes came to market, and buyers absorbed them. That is the story in one line.
Nationally, Realtor.com reported that active listings topped 1.16 million homes for sale in September 2026. Clinton shows the same pattern. The Real Estate Data Aggregator counted 460 new listings across ZIPs 48035, 48036, and 48038 combined, up 12.7% from the same three months in 2025. Homes for sale rose 10.7% to 228. More supply arrived. Buyers did not wait.
Those pending sales matter. They are contracts already signed. They tell you where the market is heading, not just where it has been. Demand is real, even as supply grows.
Each ZIP code tells a slightly different story
ZIP 48035 is the busiest part of this picture. The Real Estate Data Aggregator counted 122 homes sold there, up 18.4% from a year ago. The median sale price held at $235,000, unchanged from 2025. Homes sold in a median of 19 days, just one day longer than last year. Nearly half of all homes, 46.8%, went under contract within two weeks of listing, up 4.7 points. Sellers here are still meeting serious, ready buyers.
| 48035 | 48036 | 48038 | |
|---|---|---|---|
| Median sale price | $235,000 | $290,000 | $286,750 |
| Homes sold | 122 | 82 | 178 |
| Median days on market | 19 | 28 | 19 |
| Under contract within 2 weeks | 46.8% | 36.8% | 45.7% |
| Sale price vs. list price | 99.7% | 98.8% | 99.7% |
ZIP 48036 saw the biggest price move. The Real Estate Data Aggregator put the median sale price at $290,000, up 28.9% from the same period in 2025. That is a large jump. New listings rose 30.7%, and pending sales rose 30.9%. Homes took a median of 28 days to sell, four days longer than last year. About 18.3% of homes sold above list price, down 10.3 points. More homes came to market, prices rose, but the bidding-war heat cooled a little.
ZIP 48038 is the highest-volume ZIP. The Real Estate Data Aggregator counted 178 homes sold and 184 pending sales. The median sale price dipped to $286,750, down 5.4% from 2025. That is a real drop worth noting. Days on market held at 19, though that is four days longer than last year. Still, 45.7% of homes went under contract within two weeks, up 8.3 points. Buyers are active even where prices pulled back.
What the national picture adds
Mortgage rates are a real factor right now. Realtor.com reported that rates climbed above 7% for the first time since January 2025. That raises monthly costs for buyers. It can slow some decisions. Clinton's pending sales rising 16.5% despite that pressure says something about local demand.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Clinton's ZIP codes are mixed around that number. 48036 ran well ahead of it. 48038 ran behind it. 48035 held flat. No single national number captures what is happening on your street.
What this means if you are thinking of selling
More supply is arriving. That is true. But buyers are keeping pace. The Real Estate Data Aggregator shows months of supply at 2.1 in 48035, 2.4 in 48036, and 1.4 in 48038. Those are still low numbers. A balanced market is usually around six months. You have more competition from other sellers than a year ago, but demand has not gone quiet.
Preparation still matters. In 48035, the Real Estate Data Aggregator shows homes averaged 99.7% of list price. In 48036, that was 98.8%. A home priced right and presented well can still meet real demand quickly. A home that is not ready, or priced too high, sits longer now than it did a year ago.
What this means if you are thinking of buying
You have a little more to look at than buyers did a year ago. The Real Estate Data Aggregator counted 228 homes for sale across Clinton, up 10.7%. That is genuine relief. But nearly half of homes in 48035 and 48038 went under contract within two weeks. Being ready matters as much as ever.
Rates above 7%, as Realtor.com reported, affect what you can afford. Run your numbers before you fall in love with a price. Know your range. That way, when a home comes up fast, you can move without second-guessing yourself.
- Clinton's market in the three months ending August 31, 2026 is not a runaway seller's market, but it is not soft either.
- More homes are coming to market, and buyers are showing up for them.
- Prices are mixed by ZIP.
- Speed still rewards preparation on both sides of the table.
One thing worth saying plainly: these numbers cover whole ZIP codes. One street, one block, even one style of home can read very differently from the ZIP average. The only way to know where your home sits is to look at what actually sold near you.
