More homes are hitting the market in Sterling Heights, but buyers are still moving
The number that matters most right now: the Real Estate Data Aggregator counted 289 homes for sale across Sterling Heights in the three months ending August 31, 2026. That is up 30.8% from the same months of 2025. More supply is real. But pending sales across the same four ZIP codes rose 13.3% in the same period, to 469. Buyers noticed the new options and kept moving.
Nationally, Realtor.com reported active listings topped 1.16 million homes in September 2026. Sterling Heights is part of that same trend. More homes are coming to market everywhere. That gives buyers a little more room to compare. It also means sellers have more competition than they did a year ago.
Here is what that combination tells you. Supply went up faster than demand, but demand is still growing. That is not a buyer's market, and it is not the tight seller's market of a couple years ago. It sits somewhere in between, and price matters more than it did.
Each ZIP code reads a little differently
The four ZIP codes that make up Sterling Heights do not all tell the same story. The scoreboard below shows the key numbers side by side, all from the Real Estate Data Aggregator for the three months ending August 31, 2026.
| 48310 | 48312 | 48313 | 48314 | |
|---|---|---|---|---|
| Median sale price | $334,000 | $316,000 | $313,000 | $330,250 |
| Price change vs. 2025 | -1.8% | +3.4% | -1.6% | -8.8% |
| Median days on market | 17 | 14 | 20 | 13 |
| Sale-to-list ratio | 100.3% | 99.9% | 100.8% | 99.3% |
| Sold above list price | 44.1% | 46% | 46.1% | 50% |
| Months of supply | 2.5 | 2.2 | 1.4 | 2.5 |
Prices: mostly steady, with one exception
Three of the four ZIP codes held close to flat on price. The Real Estate Data Aggregator put the median sale price at $334,000 in 48310, down just 1.8% from 2025. In 48313 it was $313,000, down 1.6%. In 48312 it actually rose 3.4%, to $316,000. Those are small moves in either direction.
The outlier is 48314. The Real Estate Data Aggregator shows the median sale price there at $330,250, down 8.8% from the same months of 2025. That is a real drop, not a rounding error. It does not mean the neighborhood is in trouble. Median prices can shift when the mix of homes sold changes. But if you own in 48314, it is worth understanding what sold and what did not.
Speed: homes are still moving fast
Despite more inventory, well-priced homes are not sitting. The Real Estate Data Aggregator shows median days on market ranging from 13 days in 48314 to 20 days in 48313. That is quick by any measure.
The share of homes going under contract within two weeks of listing jumped sharply in three of the four ZIP codes. In 48310, that share rose 23.3 points to 62.1%. In 48312 it rose 20.3 points to 52.8%. In 48314 it rose 12.7 points to 56.8%. In 48313 it ticked up 2.1 points to 47.2%. Nearly half or more of all homes in every ZIP code found a buyer within two weeks. That is the market telling you that pricing right still pays off fast.
Above-list sales: still common, even with more supply
This is the number that surprises most people. Even with inventory up 30.8%, the Real Estate Data Aggregator shows that 44.1% of homes in 48310 sold above list price. In 48312 it was 46%. In 48313 it was 46.1%. In 48314 it was 50%, the highest of any ZIP code, and up 8.2 points from 2025. Half of all homes in 48314 sold for more than the asking price. That does not happen in a soft market.
The national picture adds one more thing to watch
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That affects what buyers can afford. It also means some buyers who were waiting on the sidelines may have gotten more cautious. CNBC noted that a monthly payment on a median-priced home now takes up roughly 33% of a median family's income, compared with 26% in 2022. That is a real squeeze, and it shapes what buyers will pay.
At the same time, Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Sterling Heights is not immune to that pressure. More supply plus rate-sensitive buyers means overpriced homes will sit. The ones priced well are still selling fast and above list.
- Inventory in Sterling Heights is up 30.8%, and new listings rose 9.6% in the three months ending August 31, 2026. But 469 pending sales, up 13.3%, shows demand is real.
- Homes priced right are going under contract in two weeks or less.
- Prices are mostly flat, with one ZIP code down more than the others.
- The market has a little more room than it did, but not much room for careless pricing.
One last thing worth saying plainly: these numbers cover whole ZIP codes. Your street, your floor plan, and your condition can read very differently from the ZIP code average. Two homes two blocks apart can have very different results right now. If you want to know what the numbers look like for your specific address, I am happy to walk through it with you.
