More listings are showing up, but buyers are still moving in North Macomb
Here is the one thing that changes how you should think about North Macomb right now. The Real Estate Data Aggregator counted 503 pending sales across the six ZIP codes in the three months ending August 31, 2026. That is up 22.4% from the same months of 2025. More homes came to market, and buyers still showed up.
That matters because rates are not making things easy. Redfin reported a weekly average mortgage rate of 7.32% for the four weeks ending October 25, 2026. That is a real headwind. And yet buyers here kept moving.
The Real Estate Data Aggregator counted 574 new listings across North Macomb in those three months. That is up 16.2% from a year before. More choice for buyers is real. But demand kept pace. Pending sales rising faster than new listings tells you this market has not gone soft.
What each ZIP code looked like
The story is not the same everywhere. Each ZIP moved a little differently, and the numbers show it.
Prices: a mixed picture, not a collapse
Some ZIPs saw prices dip a little. The Real Estate Data Aggregator put the median sale price in 48315 at $510,000, down 1.7% from a year before. In 48317, it was $300,000, down 3.9%. In 48096, it was $362,500, down 13.1%, though that ZIP had only 12 sales, so one or two homes can swing that number.
Other ZIPs moved the other way. The Real Estate Data Aggregator put the median sale price in 48094 at $511,000, up 5.8%. In 48095, it was $689,500, up 43.9%. That jump in 48095 is striking, but again, only 24 homes sold there, so take it as a signal, not a guarantee.
For context, the Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. North Macomb is mixed around that national number, not far outside it.
How fast are homes moving?
Across most of North Macomb, homes are not sitting long. The Real Estate Data Aggregator put the median days on market at 22 in 48315, 19 in 48316, 20 in 48317, 29 in 48094, 30 in 48095, and 18 in 48096.
Nearly half of all listings went under contract within two weeks. In 48095, the Real Estate Data Aggregator counted 53.1% of homes going under contract within two weeks of listing. In 48096, it was 50%. In 48315, it was 47.6%. That is not a slow market.
Sellers are still getting close to what they ask
Even with more listings and rates above 7%, sellers here are not giving much away. The Real Estate Data Aggregator put the average sale to list price ratio at 99.4% in 48315, 99.7% in 48316, 100% in 48317, 99% in 48094, 100% in 48095, and 100.2% in 48096.
That last number means sellers in 48096 got slightly more than they asked, on average. Homes priced well are not losing ground at closing.
Supply is up, but still lean
Months of supply measures how long it would take to sell every home currently listed, at the current pace of sales. Below three months generally favors sellers. Above six months generally favors buyers.
Every ZIP sits below four months. The Real Estate Data Aggregator put supply at 1.8 months in 48317 and 3.6 months in 48096. Even the highest number here still leans toward sellers.
What does this mean if you are thinking of selling?
More listings means more competition than last year. The Real Estate Data Aggregator counted 574 new listings in North Macomb for the three months ending August 31, 2026. That is 16.2% more than the same period in 2025. Buyers have more to look at.
That does not mean you cannot sell well. It means preparation and pricing matter more than they did a year ago. The homes that went under contract fast, many within two weeks, were priced right and showed well. The ones that did not were not.
What does this mean if you are thinking of buying?
Redfin reported a weekly average mortgage rate of 7.32% for the four weeks ending October 25, 2026. That makes monthly payments real. Redfin also reported a median monthly mortgage payment of $2,786 nationally for that same period.
More listings give you more to choose from than last year. But nearly half of listings are still going under contract within two weeks. Good homes are not waiting around. Being ready to move, with financing sorted before you look, still matters.
- North Macomb has more homes for sale than a year ago, and buyers are still moving.
- Pending sales are up 22.4% and new listings are up 16.2%, per the Real Estate Data Aggregator for the three months ending August 31, 2026. Rates are above 7%, per Redfin, and that is a real cost.
- But supply is still lean, homes are still selling close to list, and nearly half go under contract within two weeks.
- This is a market with more balance than before, not one that has tipped.
One more thing. These numbers cover whole ZIP codes. One street, one subdivision, or one price range can read very differently from the ZIP as a whole. If you want to know what is happening on your block specifically, send me your address and I will take a closer look.
