More listings are showing up in Rochester Core, but homes are still moving

By Dylan Tanaka
Real estate, Rochester Core

These numbers cover the three months ending August 31, 2026. That is the period to keep in mind as you read.

Here is the one thing that changes what you should do right now. More homes are for sale in Rochester Core. The Real Estate Data Aggregator counted 340 homes for sale across the market, up 16.8% from the same period last year. Nationally, Realtor.com reported active listings grew 5.5% year over year, topping 1.16 million homes. Rochester Core is moving in the same direction, but faster. More choice for buyers. More competition for sellers. Both things are true at once.

So what does that mean in plain terms? More listings came to market, and buyers still showed up. The Real Estate Data Aggregator counted 509 pending sales across Rochester Core, up 6% from last year. Sellers are not sitting on empty calendars. Demand held.

Rates are making buyers think twice nationally, but Rochester Core kept moving

There is a real headwind out there. CNBC reported the average contract rate on a 30-year fixed mortgage rose to 7.49% last week. That is the highest level in three years, per CNBC. Nationally, mortgage applications to purchase a home declined 2% for the week. That context matters. Higher rates slow buyers down. Yet the pending sales number in Rochester Core still climbed. That tells you something about local demand holding up, even as borrowing costs rise.

How each ZIP code read differently

The market-wide numbers tell one story. The individual ZIP codes tell several. That matters if you own a home or are buying one in a specific neighborhood.

Where homes moved fastest

ZIP 48307 and 48362 both posted median days on market of 13 days, the quickest in Rochester Core, per the Real Estate Data Aggregator. ZIP 48309 was close at 14 days. In 48362, more than half of all homes went under contract within two weeks of listing. The Real Estate Data Aggregator put that share at 55.2%, up 10.8 points from a year ago. Speed is still real in these areas.

Prices moved in different directions depending on where you look

This is where the story gets a little more complicated, and honest. Not every ZIP saw prices rise. The Real Estate Data Aggregator showed the median sale price in 48307 fell 4% to $427,000 compared with the same period last year. In 48363, it fell 9.4% to $838,500. In 48362, it dipped 5% to $404,950. On the other side, 48306 rose 13.1% to $644,900, and 48367 climbed 15% to $615,000. Prices are not moving as one. Where your home sits matters a lot.

More inventory does not mean a slow market

Months of supply is a useful way to read the balance between buyers and sellers. Below three months generally favors sellers. Every ZIP in Rochester Core sat below three months of supply, per the Real Estate Data Aggregator. The tightest was 48307 at 1.7 months. Even 48367, the loosest, came in at 2.8 months. More listings arrived, but not enough to tip the balance toward buyers.

  5. 5483622.6 months
  6. 6483672.8 months

One ZIP that tells a more cautious story

ZIP 48363 is worth a closer look. The Real Estate Data Aggregator counted only 26 homes sold there, down 33.3% from a year ago. Pending sales fell 29%. Homes for sale rose 75%, and months of supply jumped 1.6 months to 2.5. The median price dipped 9.4%. That is a different set of conditions than the rest of Rochester Core. Sellers there may need to think harder about price and presentation. Not every part of the market reads the same way.

Nationally, Realtor.com reported that price cuts hit 20.8% of listings in September 2026, the highest share since October 2022. That is a signal worth watching. It does not mean Rochester Core is heading that way. But it is a reminder that overpricing a home right now carries real risk, even in a market where demand is holding.

What this means if you are thinking about selling

More listings means more competition. Buyers have more options than they did a year ago. The homes that are still moving fast are the ones priced right from day one. In 48309, 48307, and 48362, nearly half of all homes went under contract within two weeks. That does not happen by accident. It happens when the price fits the home and the home is ready to show.

The Real Estate Data Aggregator showed that across most ZIP codes, the average sale price still came in at or above list price. In 48307 and 48309, it was 100.4%. That means well-priced homes are still getting full value. Some are getting more. But the gap between a well-priced home and an overpriced one is widening as inventory grows.

What this means if you are thinking about buying

More listings give you more to look at. That is real. But rates are not making it easier. CNBC put the average 30-year rate at 7.49% as of October 7, 2026. Your monthly payment on the same home costs more than it did a year ago. The math on what you can afford has shifted. Think carefully about your price range before you fall in love with a specific home.

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Prices are not falling nationally. In Rochester Core, the picture is mixed by ZIP. Some areas dipped. Others rose sharply. Knowing which ZIP you are shopping in matters more than the overall headline.

In short
  1. Rochester Core has more listings than a year ago, and homes are still selling.
  2. Pending sales climbed 6% and most ZIP codes sit well under three months of supply, per the Real Estate Data Aggregator.
  3. Rates are high nationally, and price cuts are rising across the country.
  4. In this market, pricing carefully and preparing well is not optional.
  5. It is what separates the homes that move in two weeks from the ones that sit.

One last thing. A single street can read very differently from its ZIP code overall. The numbers above cover large areas. Your block, your home style, your price point all shape the real picture. If you want to know what the data actually says about your specific address, that is a conversation worth having.
