More North Macomb homes are hitting the market, but buyers are still moving fast

Mortgage rates crossed 7% in September 2026. CNBC reported the average 30-year fixed rate at 7.30% on September 30, and Mortgage News Daily put it as high as 7.58% that same week. Realtor.com confirmed rates topped 7% as well. You might expect buyers to pump the brakes. In North Macomb, most of them did not.

The Real Estate Data Aggregator counted 479 pending sales across ZIP codes 48315, 48316, 48317, 48094, 48095 and 48096 in the three months ending July 31, 2026. That is the clearest sign of where buyer demand actually stands, not where rates would suggest it should be.

More homes to choose from than a year ago

The Real Estate Data Aggregator counted 581 new listings and 345 homes for sale across North Macomb in the three months ending July 31, 2026. That is more supply than last year in several ZIP codes. If you have been searching and feeling like nothing was available, this period offered more breathing room.

Fast decisions are still the norm in most ZIP codes

More supply did not slow buyers down much. The Real Estate Data Aggregator shows that in five of the six ZIP codes, the median home sold in 21 days or fewer. In 48095, the median was just 9 days, 11 days shorter than the same period in 2025. Good homes, priced well, are not sitting.

Nearly half of homes went under contract within two weeks

The Real Estate Data Aggregator found that 47.9% of homes in 48315 and 47.6% in 48316 went under contract within two weeks of listing, both up from a year earlier. In 48095, 60% of homes sold that fast, up 25.2 points from the same period in 2025. Even in the slowest ZIP, 48094, 34.7% of homes went under contract in two weeks.

Prices held firm, and sellers mostly got what they asked

The Real Estate Data Aggregator shows sale-to-list ratios between 99.3% and 100.3% across all six ZIP codes. In 48096, sellers averaged 100.3% of their list price. In 48095, the figure was 100.1%. That means very few sellers were forced to accept less than they asked. Prices are not slipping, even with rates where they are.

One ZIP code reads differently: 48095

ZIP 48095 is worth a closer look. The Real Estate Data Aggregator counted only 15 homes sold there in the three months ending July 31, 2026, down 44.4% from the same period in 2025. Fewer sales with a small pool can move the median price sharply, and the median did jump 36.5% to $648,335. With just 15 sales, one or two unusual homes can shift the whole picture. The speed numbers are real, though: 9 days on market and 60% under contract within two weeks.

What this means if you are selling

Supply is rising in most of North Macomb. In 48317, new listings were up 34.1% from a year ago according to the Real Estate Data Aggregator. In 48094, they were up 30.6%. More competition means pricing and presentation matter more than they did when almost anything sold. The homes going under contract in two weeks are not accidents. They are priced right and ready to show.

What this means if you are buying

You have more options than a year ago in several ZIP codes. But speed still matters. Nearly half of listings in 48315 and 48316 went under contract within two weeks. Knowing your budget and having your financing ready before you start looking is not optional right now. It is the difference between getting in and watching from the sideline.

In short
  1. The Real Estate Data Aggregator counted 581 new listings and 479 pending sales across North Macomb in the three months ending July 31, 2026. Supply is up.
  2. Buyers are still active.
  3. Homes that are priced well and shown well are going fast.
  4. Rates above 7%, confirmed by both Realtor.com and CNBC, have not stopped the market.
  5. They have made preparation more important.
