North Macomb has more listings, but buyers are still moving

By Dylan Tanaka
Real estate, North Macomb

Here is the number that matters most right now. The Real Estate Data Aggregator counted 503 pending sales across North Macomb in the three months ending August 31, 2026. That is up 22.4% from the same months in 2025. More buyers went under contract, not fewer, even as Realtor.com reported mortgage rates topped 7% in September 2026. Demand did not fold when borrowing got more expensive. That is worth understanding before you decide what to do next.

At the same time, supply grew. The Real Estate Data Aggregator counted 574 new listings across North Macomb in those same three months, up 16.2% from a year before. More sellers came to market. Buyers had more to choose from. Yet pending sales grew faster than new listings did. That tells you demand is keeping pace with supply, not falling behind it.

Rates are higher. Buyers are still showing up.

Realtor.com reported mortgage rates topped 7% in September 2026. CNBC reported the average contract rate for 30-year fixed mortgages sat at 7.41% as of late October 2026. That is real pressure on monthly payments. CNBC also noted that a mortgage payment on a median-priced home ran about 33% of a median family's income in 2025, up from 26% in 2022. Buyers feel that. And yet, across North Macomb, they kept moving. The pending sales number is the clearest proof.

Not every ZIP code reads the same way

The area-wide numbers tell one story. The ZIP code numbers tell a more specific one. Each of the six ZIP codes in North Macomb moved differently in the three months ending August 31, 2026. Here is how they compare on the things that matter most to a seller or a buyer.

48095 Washington and 48096 Ray are shown separately below because their smaller volume makes direct comparison harder.

A few things stand out in that table. ZIP 48317 averaged exactly 100% of list price on sales, meaning sellers there got every dollar they asked for, on average. ZIP 48316 had the fastest median time to sale at 19 days, unchanged from a year before. ZIP 48094 in Washington had the biggest jump in pending sales, up 32% from a year ago according to the Real Estate Data Aggregator, and the highest median sale price of the four at $511,000.

Washington 48095 and Ray 48096: smaller markets, bigger swings

These two ZIP codes trade fewer homes, so the numbers move more sharply from year to year. Keep that in mind as you read them.

The 48095 price jump of 43.9% looks dramatic. With only 24 homes sold in the three months ending August 31, 2026, a handful of higher-priced sales can move that number a lot. The Real Estate Data Aggregator also shows homes for sale in 48095 fell 34.5% from a year before. Fewer listings and strong buyer interest, measured by pending sales up 88.2%, can push prices up fast in a thin market. In 48096 Ray, the median price dipped 13.1%, but homes still sold in 18 days on average and 41.7% sold above list. A lower median does not always mean a slow market.

What this means if you are thinking about selling

More listings means more competition for your buyer's attention. The Real Estate Data Aggregator shows new listings across North Macomb rose 16.2% from a year ago. That is not a reason to wait. Pending sales rose even faster. But it does mean pricing matters more than it did a year ago. In most of these ZIP codes, homes that sold got very close to their asking price. In 48315, the average was 99.4% of list. In 48316, it was 99.7%. In 48317, it was 100%. Homes priced right are still getting offers. Homes priced too high are the ones sitting.

What this means if you are thinking about buying

More supply is genuinely good news for buyers. The Real Estate Data Aggregator counted 336 homes for sale across North Macomb in the three months ending August 31, 2026, up 8.4% from a year before. You have more to look at. But speed still matters in most of these ZIP codes. Nearly half of homes in 48315 and 48316 went under contract within two weeks of listing, according to the Real Estate Data Aggregator. Being prepared before you find the right home is still the move.

They are speeding up.

In short
  1. The three months ending August 31, 2026 showed North Macomb with more homes to choose from and more buyers going under contract.
  2. Realtor.com reported mortgage rates topped 7%, and buyers kept moving anyway.
  3. Prices dipped in some ZIP codes and rose in others.
  4. Speed varied by neighborhood.
  5. The area-wide picture is active.
  6. Your specific street may read differently.

One last thing worth saying plainly: what happens on one street in Utica or Washington can look very different from what the ZIP code average shows. The numbers above cover whole ZIP codes. Your block, your home's size, its condition, and its price point all shape what actually happens when you list. If you want to know how your specific address fits into this picture, that is exactly the conversation worth having.
