North Macomb has more listings, but demand is rising faster
These numbers are from the three months ending August 31, 2026. That matters, because the national picture looks very different from what is happening here.
Nationally, Redfin reported in October that home sellers outnumbered buyers by 62.6%. That is a big gap. Redfin also counted only 928,892 active buyers in September, the lowest number since 2013. And a weekly average mortgage rate of 7.4% is not helping anyone feel confident about jumping in.
North Macomb tells a different story. The Real Estate Data Aggregator counted 574 new listings across the six ZIP codes here in the three months ending August 31, 2026. That is up 16.2% from the same period a year ago. More supply, yes. But pending sales reached 503 homes, up 22.4% from a year before. Demand grew faster than supply. That is the opposite of what Redfin described nationally.
What does that mean for you? If you are selling, well-priced homes are still finding buyers here, even as rates sit above 7%. If you are buying, you have a bit more choice than last year, but the homes that are priced right are not sitting around.
How each ZIP code is reading right now
The market is not uniform. Each ZIP has its own pace, and a few stand out.
48095: the outlier worth knowing about
ZIP 48095 had the sharpest demand swing in North Macomb. The Real Estate Data Aggregator counted pending sales up 88.2% from a year ago, on only 24 homes sold. That is a small pool, so one good month can move the numbers a lot. Still, inventory there fell 34.5%, and the median sale price reached $689,500, up 43.9% from a year ago. Treat that price jump with some caution given the small sample, but the direction is clear: fewer homes, more buyers.
48317: volume is up, price dipped a little
ZIP 48317 saw homes sold jump 19.7%, the biggest volume gain among the larger ZIPs. The Real Estate Data Aggregator put the median sale price at $300,000, down 3.9% from a year ago. Homes there sold in a median of 20 days, five days faster than last year. Sellers got exactly list price on average, and 36.7% sold above list. The price dip is worth watching, but the speed and pending sales gain of 25.6% suggest buyers are still engaged.
48094: prices up, buyers moving fast
ZIP 48094 had the biggest pending sales gain among the mid-size ZIPs, up 32%. The Real Estate Data Aggregator put the median sale price at $511,000, up 5.8%. Homes sold in a median of 29 days, three days faster than a year ago. Nearly 3 in 10 homes (27.7%) sold above list. More listings came to market too, up 23.8%, but buyers absorbed them.
48315 and 48316: steady, with prices moving in opposite directions
In 48315, the Real Estate Data Aggregator counted 117 homes sold, down 4.9%. The median sale price slipped to $510,000, down 1.7%. That is a small dip, not a slide. Pending sales were up 13.8%, and nearly half of all listings (47.6%) went under contract within two weeks. Buyers are still moving quickly on the right homes.
In 48316, sales held flat year over year at 116 homes. The median sale price rose to $398,875, up 2.7%. Days on market stayed at 19, unchanged. Pending sales climbed 13.1%. The sale-to-list ratio was 99.7%, essentially full price. This ZIP is quiet but consistent.
48096: a small market with a big inventory swing
ZIP 48096 is the smallest ZIP in this group. The Real Estate Data Aggregator counted only 12 homes sold. Inventory jumped 366.7%, though that number reflects a very low starting point. The median sale price fell to $362,500, down 13.1%. On the other side, homes sold in a median of 18 days, six days faster than a year ago, and the sale-to-list ratio was 100.2%. Half of all listings went under contract within two weeks. The price drop looks dramatic, but with 12 sales, a couple of lower-priced homes can swing the median significantly.
Every ZIP except 48096 sits at or below 2.8 months of supply. The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. North Macomb is tracking in a similar range in most ZIPs, with some running ahead and a couple running behind.
- North Macomb added more listings this summer, up 16.2%, but buyers responded even faster, pushing pending sales up 22.4%.
- That is the opposite of the national picture Redfin described.
- Most ZIPs here have under three months of supply.
- Homes priced well are still finding buyers, often quickly.
One last thing: ZIP codes are wide. Two streets in the same ZIP can read very differently depending on condition, price point, and what else is for sale nearby. If you want to know what this means for your specific home, send me your address.
