Rochester Core has more listings, but buyers are still moving

By Dylan Tanaka
Real estate, Rochester Core

More homes came to market in Rochester Core this summer. That is good news for buyers who felt squeezed last year. But here is the part that surprises people: buyers moved faster, not slower. The Real Estate Data Aggregator counted 324 homes for sale across Rochester Core in the three months ending July 31, 2026, up 17.4% from the same months of 2025. Pending sales rose 19.5% in that same window, to 558. Supply went up, and demand kept pace.

That gap between 324 homes for sale and 558 pending sales tells the real story. There are more choices than last year, but there are also more buyers chasing them. Nationally, Realtor.com reported active listings reached 1.16 million in September 2026. Rochester Core is moving in the same direction, but the pace of buyer activity here kept the market tight.

Homes are still selling fast

Speed is one of the clearest signals in this market. Across the ZIP codes below, median days on market ranged from 12 to 18 days. That is not a slow market by any measure. In four of the six ZIP codes, more than half of all homes went under contract within two weeks of listing, according to the Real Estate Data Aggregator.

Median days on market by ZIP, three months ending July 31, 2026
  1. 14830712 days
  2. 24830914 days
  3. 34836214 days
  4. 44830615 days
  5. 54836716 days
  6. 64836318 days

ZIP 48307 was the quickest. The Real Estate Data Aggregator counted a median of 12 days on market there, 3 days shorter than the same period a year ago. ZIP 48309 was close behind at 14 days, also 4 days shorter than last year. Even ZIP 48363, the slowest of the group at 18 days, moved 7 days faster than it did in 2025.

What buyers are paying versus list price

Most homes here are selling at or above list price. That is worth understanding before you set expectations, whether you are buying or selling. The Real Estate Data Aggregator shows five of the six ZIP codes averaged above 100% of list price. ZIP 48362 was the one exception, at 98.6%, and its sale-to-list ratio slipped 2.3 points from last year. That is a small but honest signal that pricing matters more in that ZIP right now.

ZIP 48307 had 54.1% of homes sell above list price, up 15.1 points from last year. ZIP 48309 was at 47%, and ZIP 48306 at 42.8%. Those are not small numbers. In those neighborhoods, pricing at or just below market can still produce multiple offers.

Prices by ZIP: a wide range

Rochester Core covers a broad price spectrum. The Real Estate Data Aggregator puts the median sale price in ZIP 48363 at $925,500 for the three months ending July 31, 2026. ZIP 48362 sat at $390,000 on the other end. Not every ZIP moved in the same direction either. ZIP 48306 rose 13.6% year over year. ZIPs 48307 and 48362 each dipped a little, down 4.5% and 3.7% respectively. Those small drops are worth noting, but they did not stop homes from selling.

One note on mortgage rates

Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. That is a real cost for buyers and worth factoring into any budget. Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. Rochester Core's sale-to-list numbers look better than that national picture right now, but rates at this level do affect what buyers can afford and how they negotiate.

What this means if you are selling

More listings means buyers have more to compare. That raises the bar on presentation and pricing. A home that is priced well and shows well can still move in two weeks or less. A home that is priced above what the data supports will sit, and sitting is more costly now with rates where they are. The data does not reward wishful pricing the way it might have in 2021.

What this means if you are buying

You have more options than last year. That is real. But in most of these ZIP codes, good homes are still going under contract in under two weeks. In ZIP 48309, the Real Estate Data Aggregator found that 56.9% of homes went under contract within two weeks of listing. Being prepared before you make an offer still matters. Knowing your number and being ready to move quickly remains the practical advice here.

In short
  1. Rochester Core had more listings and more buyers in the three months ending July 31, 2026. Inventory rose 17.4% and pending sales rose 19.5%, per the Real Estate Data Aggregator.
  2. Homes sold in a median of 12 to 18 days depending on ZIP.
  3. Prices held up in most areas, dipped slightly in two.
  4. Nationally, Realtor.com put rates above 7% in September 2026, which is worth watching.
  5. The market is more balanced than it was, but it is not slow.

One more thing worth saying: these numbers cover entire ZIP codes. One street can read very differently from the ZIP as a whole. Condition, location within the ZIP, and price point all shape what actually happens to a specific home. If you want to know what the data says about your address specifically, I am happy to look.
