Rochester Core has more listings, but demand is still keeping pace

By Dylan Tanaka
Real estate, Rochester Core

More homes are coming to market in Rochester Core. That is the headline for the three months ending August 31, 2026. But here is the part that matters just as much: demand has kept up. The Real Estate Data Aggregator counted 587 new listings across the six ZIP codes that make up Rochester Core, up 11.4% from the same stretch in 2025. At the same time, pending sales rose 6%. More supply and more demand at the same time is a different story than supply running away on its own.

Realtor.com reported that active listings grew 5.5% year over year nationally in September 2026, topping 1.16 million homes for sale. Rochester Core's 16.8% inventory gain is well above that national pace. So yes, there is more competition among sellers here than there was a year ago. But the local demand numbers suggest buyers have absorbed most of it.

Rates are a real factor right now

Mortgage rates matter to every buyer in this market. Realtor.com noted that rates topped 7% in September 2026, the first time since January 2025. CNBC reported the average contract rate for 30-year fixed mortgages at 7.37% as of late October 2026. That raises the monthly cost of buying, and it is worth factoring into any plan. It has not stopped buyers in Rochester Core from going under contract, but it does shape what they can afford and how they think about price.

What the ZIP codes show

The market does not move as one. Each ZIP has its own story, and the differences are real.

A few things stand out. ZIP 48309 and 48362 (Lake Orion) had more than half of all homes go under contract within two weeks of listing, according to the Real Estate Data Aggregator. That is a fast market by any measure. ZIP 48306 saw its median sale price climb 13.1% year over year to $644,900, while its homes sold rose 20.2%. ZIP 48307 saw its median price dip 4% to $427,000, but homes there still sold in a median of 13 days and 45% sold above list price.

ZIP 48363 in Oakland tells a more cautious story. The Real Estate Data Aggregator counted only 26 homes sold there, down 33.3% from a year before. Homes for sale rose 75%, and months of supply jumped 1.6 months to 2.5 months. The median price slipped 9.4% to $838,500. That is a slower corner of this market, and sellers there need to price carefully.

What this means if you are thinking about selling

More listings means more competition for the same pool of buyers. Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That does not mean your home will sit, but it does mean preparation matters more than it did a year ago. Pricing it right from day one, and presenting it well, is not optional in this environment. It is the difference between selling in 13 days and sitting for 60.

What this means if you are thinking about buying

More listings give you more to look at. That is genuinely good news after a stretch where inventory was very thin. But do not mistake more supply for less competition. The Real Estate Data Aggregator shows that nearly half of all homes across the core ZIPs went under contract within two weeks. In 48362, it was 55.2%. Buyers still need to be ready to move, and rates at 7.37% (CNBC) mean knowing your number before you start looking is more important than ever.

The Federal Housing Finance Agency reported that U.S. house prices rose 2.4% from August 2025 to August 2026. Rochester Core's price picture is more mixed, with some ZIPs well above that and others below it. That spread is exactly why looking at the whole market as one number can mislead you.

In short
  1. Rochester Core has more listings than a year ago, and demand has kept pace.
  2. Homes are still selling quickly and at or above list price in most ZIPs.
  3. But the market is not uniform.
  4. Oakland and Leonard are moving more slowly.
  5. Rochester and Lake Orion are still very active.
  6. One street can read very differently from the ZIP code around it, and one ZIP can read very differently from the market as a whole.
