Rochester Core has more listings, but fast sales still define the market
More homes are coming to market in Rochester Core. That is real. But buyers are still showing up, and the numbers tell a clear story: more choice has not slowed things down much. Here is what the data from the three months ending August 31, 2026 actually shows.
The big picture: more listings, demand still there
The Real Estate Data Aggregator counted 340 homes for sale across Rochester Core in the three months ending August 31, 2026. That is up 16.8% from the same period a year earlier. Nationally, Realtor.com reported active listings grew 5.5% year over year in September 2026, topping 1.16 million homes. Rochester Core grew inventory at three times that national pace. That is worth knowing.
But here is the other side. The Real Estate Data Aggregator also counted 509 pending sales across Rochester Core in the same period, up 6% from a year before. More homes came to market, and more went under contract. Both things are true at once.
Homes are still selling fast, in most ZIP codes
Speed is the detail that surprises most people when they see these numbers. Across four of the six ZIP codes in Rochester Core, the median home went under contract in 13 to 16 days. That is not a slow market by any measure.
The Real Estate Data Aggregator found that in ZIP 48362, 55.2% of homes went under contract within two weeks of listing in the three months ending August 31, 2026, up 10.8 points from a year earlier. ZIP 48309 was close behind at 52.9%, up 15.6 points. ZIPs 48306 and 48307 were both just under 50%. Even with more listings arriving, buyers are moving quickly on the homes they want.
Days on market: still short, but not identical everywhere
The Real Estate Data Aggregator counted a median of 13 days on market in ZIP 48307 and 13 days in ZIP 48362. ZIP 48309 came in at 14 days, and ZIP 48306 at 16 days. ZIPs 48363 and 48367 took a bit longer, at 21 days each. That difference matters if you are pricing or timing a purchase.
- 14830713 days
- 24836213 days
- 34830914 days
- 44830616 days
- 54836321 days
- 64836721 days
Prices: strong in some ZIPs, softer in others
This is where the market gets more nuanced. Not every ZIP code moved the same direction on price. That is worth being honest about.
The Real Estate Data Aggregator put the median sale price in ZIP 48306 at $644,900 in the three months ending August 31, 2026, up 13.1% from a year earlier. ZIP 48367 rose 15% to $615,000. Those are meaningful gains. On the other side, ZIP 48363 saw its median dip 9.4% to $838,500, and ZIP 48362 slipped 5% to $404,950. ZIP 48307 edged down 4% to $427,000. ZIP 48309 was nearly flat, up just 0.6% to $485,000.
For context, the Federal Housing Finance Agency reported U.S. house prices rose just 2.6% from July 2025 to July 2026. Several Rochester Core ZIP codes outpaced that national figure by a wide margin.
Sellers are still getting list price, or better
One of the clearest signs of demand is whether homes sell at, above, or below list price. Across all six ZIP codes, the Real Estate Data Aggregator found sale-to-list ratios at or above 100% in five of them. ZIP 48307 and ZIP 48309 both came in at 100.4%. ZIP 48306, 48362, and 48363 were at 100.1%. Only ZIP 48367 came in below list, at 98.5%, though that was still up 0.9 points from a year earlier.
Nearly half of homes in some ZIP codes sold above list price. The Real Estate Data Aggregator counted 47.1% of sales in ZIP 48309 above list, and 45% in ZIP 48307. Even ZIP 48367, the softest of the group, had 23.1% of homes sell above asking.
A note on the national backdrop
The national picture is more complicated than what Rochester Core is showing. Realtor.com reported that mortgage rates topped 7% in September 2026, the first time since January 2025. Rates climbed further after that: Realtor.com reported a weekly average of 7.4% as of October 8, 2026. Nationally, Realtor.com also reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022.
Rochester Core is not immune to those pressures. Higher rates make monthly payments harder for buyers. But the local data from the Real Estate Data Aggregator still shows 486 homes sold and 509 pending in the three months ending August 31, 2026. Demand held up, even as rates climbed.
ZIP 48363 and 48367: a different story worth knowing
Two ZIP codes stood apart from the rest. The Real Estate Data Aggregator counted only 26 homes sold in ZIP 48363 in the three months ending August 31, 2026, down 33.3% from a year earlier. Pending sales there fell 29%. Inventory jumped 75%. Months of supply rose 1.6 months to 2.5 months. Prices dipped 9.4%. That is a softer pocket inside an otherwise active market.
ZIP 48367 also had fewer sales, down 7.1% to just 13 homes. Pending sales fell 36.8%. Inventory dropped 47.8%, which kept supply tight at 2.8 months. Prices rose 15%, but with only 13 sales, that figure can move a lot from one quarter to the next. Treat it with some caution.
What this means if you are buying or selling
If you are selling, more competition is arriving. The Real Estate Data Aggregator counted 587 new listings across Rochester Core in the three months ending August 31, 2026, up 11.4% from a year earlier. That means preparation and pricing matter more than they did a year ago. Homes that are priced well and show well are still going fast. Homes that are not are sitting longer.
If you are buying, you have a bit more to look at. But in most ZIP codes, well-priced homes are still going under contract in two weeks or less. Being ready to move, with financing in place and a clear sense of your priorities, still matters a great deal.
- Rochester Core has more listings than a year ago, and demand is still there.
- Homes are selling in 13 to 21 days depending on the ZIP code.
- Prices rose in some areas and dipped in others.
- The market is giving buyers a bit more room, but it has not handed sellers a reason to get complacent about preparation or pricing.
- One street can read very differently from the ZIP code as a whole.
