Sterling Heights has more listings, but buyers are still moving

By Dylan Tanaka
Real estate, Sterling Heights

Here is the one thing worth knowing right now. The Real Estate Data Aggregator counted 289 homes for sale across Sterling Heights in the three months ending August 31, 2026. That is up 30.8% from the same months a year before. More supply sounds like a buyer's market. But pending sales rose 13.3% at the same time, to 469. Buyers absorbed the extra inventory almost as fast as it arrived.

That matters whether you are buying or selling. Sellers, you have more competition than last year. Buyers, you have more choices, but well-priced homes are still moving quickly. A clear plan matters more than it did a year ago, on both sides.

Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Sterling Heights is moving in the same direction. But the local numbers show buyers here kept pace in a way the national picture does not always show.

Rates are a real headwind

Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. CNBC reported that Fannie Mae is forecasting an average 30-year fixed rate of 7.4% for the fourth quarter of 2026, and 7.5% for all of 2027. That is not a small number. It raises the monthly cost of any home, which is part of why some sellers are cutting prices.

Realtor.com also reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is nearly 1 in 5 listings. If your price is off, buyers will simply wait for the cut.

How each ZIP code read in the three months ending August 31, 2026

Speed: homes are still going under contract fast

One number stands out above the rest. In ZIP 48310, the Real Estate Data Aggregator found that 62.1% of homes went under contract within two weeks of listing. That is up 23.3 points from the same period a year before. Even with more inventory, buyers in that part of Sterling Heights are not waiting around.

Prices: a mixed picture, not a collapse

Prices dipped in two of the four ZIP codes. The Real Estate Data Aggregator showed the median sale price in 48310 at $334,000, down 1.8% from a year before. In 48313, it was $313,000, down 1.6%. In 48314, the drop was sharper at 8.8%, bringing the median to $330,250. But 48312 moved the other way, up 3.4% to $316,000.

Small price dips with rising sales volume is a pattern worth understanding. It usually means buyers are there, but they are more careful about price than they were. The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Sterling Heights is close to that range in most ZIP codes, with 48314 as the exception to watch.

Above-list sales: still common

Even with rates above 7% and more inventory, a large share of Sterling Heights homes sold above list price. The Real Estate Data Aggregator counted 50% of homes in 48314 selling above list, 46.1% in 48313, 46% in 48312, and 44.1% in 48310. Those are not small numbers. They tell you that well-priced homes in good condition are still drawing competition.

Supply is up, but still lean

Months of supply measures how long it would take to sell every home currently listed, at the current pace of sales. A balanced market sits around 4 to 6 months. The Real Estate Data Aggregator put Sterling Heights well below that. ZIP 48313 had just 1.4 months of supply. ZIPs 48310 and 48314 each had 2.5 months. ZIP 48312 had 2.2 months. Supply is rising, but this is still a seller-leaning market by that measure.

What this means if you are selling

You have more competition than a year ago. Nationally, Realtor.com found that nearly 1 in 5 listings took a price cut in September 2026. That is what happens when a home is priced for last year's market. The homes selling above list in Sterling Heights are not magic. They are priced right, prepared well, and marketed to the right buyers.

The sale-to-list ratios here are still close to 100%. The Real Estate Data Aggregator put 48313 at 100.8% and 48310 at 100.3%. That means the market is not broken. It means pricing discipline matters more than it did when every home got five offers regardless.

What this means if you are buying

You have more to look at than you did a year ago. That is genuinely good news. But in ZIP 48310, more than 6 in 10 homes went under contract within two weeks. In 48314, it was more than half. If you find something you like, the window to decide is still short. Get your financing sorted before you start looking, not after.

On rates: CNBC reported that Fannie Mae is forecasting 7.4% for the fourth quarter of 2026. That is real money on a monthly payment. Run the numbers on what a rate at that level costs you per month, and make sure you are comfortable with it before you commit.

In short
  1. Sterling Heights added inventory in the three months ending August 31, 2026, up 30.8% citywide per the Real Estate Data Aggregator.
  2. But pending sales rose 13.3% in the same period.
  3. Homes are still being absorbed.
  4. Prices dipped modestly in most ZIP codes, but more than 44% of homes in every ZIP sold above list price.
  5. Supply is lean.
  6. Rates are high.
  7. The market is not one-sided, but it still rewards preparation and clear pricing.

One last note. These numbers cover whole ZIP codes. One street can read very differently from the ZIP around it. A block with newer homes, a quieter cul-de-sac, or a different school boundary can change the picture meaningfully.
