Troy has more homes for sale, but demand is still ahead of supply
The one number that changes what you should do right now: pending sales across Troy rose 16.2% from a year ago, according to the Real Estate Data Aggregator. More buyers are making offers, not fewer. That matters whether you are selling or searching.
At the same time, Realtor.com reported that active listings topped 1.16 million homes nationally in September 2026. Troy reflects that same shift. The Real Estate Data Aggregator counted 200 homes for sale across Troy's four ZIP codes, up 11.7% from a year earlier. Buyers have more to look at. But demand grew faster than supply did.
Pending sales of 308 against 200 homes for sale tells you something simple. There are more buyers in motion than there are homes available. That is what keeps this market tilted toward sellers, even as inventory grows.
How each ZIP code is reading right now
Troy covers four ZIP codes, and they are not all moving the same way. Here is what the Real Estate Data Aggregator counted for the three months ending August 31, 2026.
| 48083 | 48084 | 48085 | 48098 | |
|---|---|---|---|---|
| Median sale price | $365,000 | $460,000 | $504,000 | $670,000 |
| Median days on market | 22 | 20 | 22 | 13 |
| Sale to list price | 99.2% | 99.8% | 100% | 100.5% |
| Sold above list price | 30.3% | 41.3% | 42.4% | 48.6% |
| Under contract within 2 weeks | 39% | 44.4% | 43.5% | 57.7% |
48098: the fastest corner of Troy
ZIP 48098 stands apart. The Real Estate Data Aggregator shows the median sale price there reached $670,000, up 38.7% from a year ago. Nearly half of all homes sold above list price, and the typical home went under contract in just 13 days. Pending sales rose 25.8% year over year. Inventory jumped too, up 71.4%, but buyers absorbed it quickly.
48083: more affordable, a little slower
ZIP 48083 had a median sale price of $365,000 for the three months ending August 31, 2026, up 4.3% from a year ago, per the Real Estate Data Aggregator. Homes took a median of 22 days to sell, two days longer than last year. The share of homes selling above list price slipped 4.8 points to 30.3%. Prices are still rising, but buyers here have a little more room to breathe.
48084 and 48085: steady in the middle
In 48084, the Real Estate Data Aggregator counted a median sale price of $460,000, down just 1.1% from a year ago. Sales held flat. Nearly 41.3% of homes sold above list price, up 4.3 points. In 48085, the median reached $504,000, up 3%. Pending sales there jumped 27.1% year over year. Homes in both ZIP codes averaged about 20 to 22 days on market.
What the national picture adds
Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. That is real pressure on buyers. It is also why pricing carefully matters more than it did two years ago. Realtor.com also noted that price cuts hit 20.8% of listings nationally in September, the highest share since October 2022. Troy's own numbers are holding up better than that, but the national trend is worth knowing.
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. Troy's ZIP codes are outpacing that in most cases, especially 48098.
What this means if you are selling
Supply is up, but demand grew faster. The Real Estate Data Aggregator shows months of supply holding at 2 months in 48083 and 48098, and just 2.3 months in 48085. Those are still low numbers. A well-priced home in good condition is still moving quickly. But the days of every home sailing over list price are fading in some ZIP codes. Preparation and pricing matter more now.
What this means if you are buying
You have more to choose from than a year ago. But 57.7% of homes in 48098 went under contract within two weeks, per the Real Estate Data Aggregator. In 48084, that share was 44.4%. Good homes are still moving fast. Come prepared, know your number, and do not wait on a home you genuinely want.
- Troy's inventory is up 11.7% and pending sales are up 16.2%, per the Real Estate Data Aggregator, for the three months ending August 31, 2026. Buyers have more options.
