Lake Lifestyle has more listings, but buyers are still moving fast
Here is the one thing worth knowing right now. The Real Estate Data Aggregator counted 1,122 new listings across Lake Lifestyle in the three months ending August 31, 2026, up 17.4% from the same period a year before. At the same time, pending sales reached 1,039, up 20.8%. More homes came to market, and buyers absorbed nearly all of them. That is not a market with slack. It is a market where preparation still decides the outcome.
Rates are part of this picture. CNBC reported that the average 30-year fixed rate hit 7.49% in the week ending October 7, 2026. That is real pressure on monthly payments. And yet buyers in Lake Lifestyle kept moving. Pending sales grew faster than new listings. That tells you demand is not sitting on the sidelines.
How fast are homes actually selling?
Speed is where this market shows its character. Across most ZIP codes, the Real Estate Data Aggregator found that roughly half of all homes went under contract within two weeks of listing. That is not a slow market. That is a market where a well-priced, well-presented home does not sit around.
ZIP 48348 led the area. The Real Estate Data Aggregator found that 56.1% of homes there went under contract within two weeks, up 15 points from a year before. ZIP 48327 was close behind at 54.9%, up 14.3 points. Even ZIP 48390, the slowest of the group at 33.6%, still saw that share rise 2.3 points year over year.
Median days on market, ZIP by ZIP
- 14832714 days
- 24834816 days
- 34832417 days
- 44838218 days
- 54838618 days
- 64838319 days
- 74832820 days
- 84839022 days
- 94834627 days
- 104832329 days
ZIP 48323 is worth a closer look. The Real Estate Data Aggregator found the median days on market there was 29 days, up 8 days from a year before. That is the longest of any ZIP in this group. It also had 92 homes sold, up 46%, and a median sale price of $521,500, down 5%. More volume, but at lower prices and with a bit more patience required. Not a bad outcome for sellers, just a different one.
What sellers are actually getting at closing
Sale-to-list ratios across Lake Lifestyle stayed very close to 100%. That means sellers are generally getting what they asked for. In some ZIPs, they are getting more.
ZIP 48383 stood out. The Real Estate Data Aggregator found sellers there averaged 101% of list price, up 3.5 points from a year before. More striking: 53.3% of homes sold above list price, up 29.5 points. That is a big shift in one year. The median price there did dip slightly, down 1.5% to $459,000, but buyers competed hard for the homes that came available.
Where prices moved up, and where they pulled back
Prices were mixed across the area. That is honest, and it matters for anyone setting a number. Some ZIPs gained ground. Others gave a little back. Neither direction is surprising in a market adjusting to 7%-plus rates.
ZIP 48324 saw the sharpest price drop, down 9.1% to $465,000. But homes there sold in a median of 17 days, and 40.6% sold above list. Lower prices, fast movement. That combination often means the market corrected to where buyers felt comfortable, and then buyers moved quickly. ZIP 48382, by contrast, saw prices rise 6.6% to $515,000, with 40.6% of homes selling above list and a sale-to-list ratio of 100.7%.
Supply is still tight, even with more listings
More listings came to market, yes. But months of supply across every ZIP stayed well under four months. That is generally considered a seller's market. The Real Estate Data Aggregator found supply ranging from 1.6 months in ZIP 48327 to 2.7 months in ZIP 48382.
The Federal Housing Finance Agency reported that U.S. home prices rose 2.6% from July 2025 to July 2026. Lake Lifestyle's picture is more varied than that national number suggests. Some ZIPs outpaced it. Some fell behind. That is exactly why a neighborhood-level read matters more than a headline.
- Lake Lifestyle added more listings in the three months ending August 31, 2026, but buyers kept up.
- Pending sales rose faster than new supply.
- Most homes sold in under three weeks.
- Prices moved in different directions by ZIP.
- With CNBC reporting the 30-year rate at 7.49%, buyers are working harder for each dollar.
- That puts more weight on pricing and preparation, not less.
One more thing worth saying plainly. The numbers above cover whole ZIP codes. A single street, a particular lake access, a specific school boundary, these can read very differently from the ZIP average. What sold two blocks from you last month is more useful than any of the figures above when you are making a real decision.
