Sterling Heights is moving faster even with more homes for sale

More homes for sale usually means buyers slow down and take their time. In Sterling Heights right now, that is not what happened. These numbers cover the three months ending July 31, 2026.

The Real Estate Data Aggregator counted 265 homes for sale across Sterling Heights, up 14.2% from a year before. At the same time, pending sales rose 13.9% to 474. Buyers absorbed the extra supply almost perfectly.

That matters if you plan to sell. More competition on the market did not slow buyers down here. The demand side kept up. Nationally, Realtor.com reported that 20.8% of listings took a price cut in September, the highest share since October 2022. Sterling Heights did not follow that pattern.

Mortgage rates are a real headwind, so price clearly

CNBC reported the average 30-year fixed rate at 7.30% as of September 30, 2026. Mortgage News Daily put it even higher, at 7.58% that same week. Rates that high do thin the buyer pool a little. That is a real trade-off worth knowing.

Still, the Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Sterling Heights prices moved in the same direction in most ZIP codes.

How each ZIP code looked

The four ZIP codes each tell a slightly different story. Here is what the Real Estate Data Aggregator counted for the three months ending July 31, 2026.

Speed is the headline this quarter

In 48314, the Real Estate Data Aggregator recorded a median of just 10 days on market, 5 days shorter than a year before. That is the fastest of the four ZIP codes. In 48310 and 48312, homes sold in 13 and 14 days, each 4 days quicker than a year ago.

48313 was the one exception. Days on market there rose 2 days to 15, and the median sale price dipped 3.1% to $310,000. Not every corner of Sterling Heights moved the same way. That is worth knowing before you pick a price.

More than half of homes went under contract within two weeks

The Real Estate Data Aggregator found that 57.4% of homes in 48310 went under contract within two weeks of listing, up 14.9 points from a year before. In 48312, 54.9% did the same, up 15.4 points. That is a big shift in one year.

Prices are mostly holding or rising

Three of the four ZIP codes saw prices rise. The Real Estate Data Aggregator put the median in 48314 at $340,000, up 6.3%. In 48312 it was $319,500, up 5.6%. In 48310 it was $335,000, up 2.7%. Only 48313 dipped, down 3.1% to $310,000.

What this means if you are thinking of selling

More homes on the market gives buyers choices. That means a home that is priced right and presented well still moves fast. One that is not tends to sit. The data bears that out: homes selling above list price, short days on market, and rising pending sales all show buyers are willing to move when a home feels right.

Preparation and pricing are doing more work than ever. A well-priced home in 48314 sold in 10 days on average. A home that needed a cut in a softer pocket waited longer. The difference is usually not the market. It is the number on the sign.

In short
  1. Sterling Heights had more homes for sale in the three months ending July 31, 2026, but buyers kept pace.
  2. Pending sales rose 13.9%, homes sold in 429 transactions, and more than half of all listings went under contract within two weeks.
  3. Three of four ZIP codes saw prices rise.
  4. Mortgage rates above 7% are a real factor nationally, so pricing clearly still matters.

One street can read very differently from the ZIP code around it. A block with newer homes, a quieter road, or a better school boundary can move faster and closer to list than the averages suggest. The reverse is also true.
