Troy has more homes for sale, but buyers are moving faster
More homes on the market sounds like good news for buyers. And it is, a little. But in Troy, the buyers kept pace. The Real Estate Data Aggregator counted 308 pending sales across Troy's four ZIP codes in the three months ending August 31, 2026. That is up 16.2% from the same period in 2025. Inventory rose 11.7% over the same stretch. Demand grew faster than supply. That matters whether you are buying or selling.
Nationally, Realtor.com reported that active listings topped 1.16 million homes in September 2026. Troy fits that broader pattern of rising inventory. But rising inventory alone does not tell you how fast things are actually moving. The pending sales number does.
One more number worth knowing: CNBC reported the average 30-year fixed mortgage rate reached 7.49% as of October 7, 2026. That is real pressure on monthly payments. It has not stopped buyers in Troy from writing contracts, but it is a real cost to factor into any plan.
What each ZIP code is doing
Troy is four ZIP codes, and they are not all reading the same. Here is what the Real Estate Data Aggregator counted for each one in the three months ending August 31, 2026.
| 48083 | 48084 | 48085 | 48098 | |
|---|---|---|---|---|
| Median sale price | $365,000 | $460,000 | $504,000 | $670,000 |
| Price change vs. 2025 | +4.3% | -1.1% | +3% | +38.7% |
| Median days on market | 22 | 20 | 22 | 13 |
| Pending sales | 77 | 45 | 108 | 78 |
| Pending sales change vs. 2025 | +5.5% | unchanged | +27.1% | +25.8% |
| Sold above list price | 30.3% | 41.3% | 42.4% | 48.6% |
48098: the fastest ZIP in Troy
ZIP 48098 stands apart. The Real Estate Data Aggregator found the median sale price there reached $670,000, up 38.7% from a year earlier. That is a big move. More telling: 57.7% of homes went under contract within two weeks of listing. That share is up 14.1 points from 2025. And homes sold for 100.5% of list price on average, meaning buyers are still paying over asking.
Inventory in 48098 did rise sharply. The Real Estate Data Aggregator counted 48 homes for sale, up 71.4% from 2025. But pending sales rose 25.8% and days on market stayed at 13. More choices arrived, and buyers absorbed them quickly.
48085: the most pending sales in Troy
ZIP 48085 had 108 pending sales in the period, up 27.1% from 2025. That is the largest jump in Troy. The median sale price was $504,000, up 3%. Homes averaged exactly 100% of list price. Nearly 43 in 100 went under contract within two weeks. Not every home sold above asking, but well-priced homes moved.
48083 and 48084: a more measured pace
ZIP 48083 saw 66 homes sold, down 14.3% from 2025. The median price was $365,000, up 4.3%. Homes took a median of 22 days, two days longer than last year. About 30.3% sold above list price, down 4.8 points. Things still moved, just not as fast as the year before.
ZIP 48084 held steady. The Real Estate Data Aggregator counted 46 homes sold, unchanged from 2025. The median price dipped slightly to $460,000, down 1.1%. But 41.3% of homes sold above list price, up 4.3 points. Buyers are still competing for the right home.
What the national picture adds
Realtor.com reported that 20.8% of listings nationally took a price cut in September 2026, the highest share since October 2022. That is a real signal that overpriced homes are sitting. Troy's data fits the same pattern at the local level. Homes priced well are moving. Homes priced high are not.
The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. Troy's ZIP codes are mostly outpacing that, with 48098 well above it and 48084 slightly below.
What this means if you are selling
More inventory means buyers have more to compare your home against. That makes pricing and preparation more important, not less. In every Troy ZIP, the sale-to-list ratio stayed near or above 99%. That tells you buyers are paying close to asking price when the home is priced right. It also tells you there is not much room to start high and negotiate down.
Nationally, Realtor.com noted that price cuts hit 20.8% of listings in September. If your home needs a cut, it joins a long line. The better path is to price it accurately from day one.
What this means if you are buying
More homes for sale is real. The Real Estate Data Aggregator counted 200 homes for sale across Troy, up 11.7%. You have more to look at than a year ago. But in 48098, nearly 6 in 10 homes went under contract within two weeks. In 48084 and 48085, it was closer to 4 in 10. Good homes are still moving quickly. Being ready to move matters.
CNBC reported the 30-year fixed rate at 7.49% as of October 7, 2026. That is the real cost of waiting, too. More inventory helps, but rates shape what you can afford. Know your number before you start looking.
- Troy has more homes for sale than a year ago, up 11.7% across all four ZIP codes.
- But pending sales rose 16.2%, which means buyers absorbed the new supply and then some.
- Homes priced well are still moving fast.
- Homes priced high are sitting, just like they are nationally.
- One ZIP code, or even one street, can read very differently from the city-wide picture.
